Growing an estate agency is hard work. I have walked in your shoes and I know its like pulling teeth to get more stock  to sell

The biggest problem is it’s getting in front of the house seller in the first place. Looking at the official stats, every agent’s stock is the lowest it has ever been. Competition is really tough, with new agents opening up all the time and offering 0% to grab market share. The Purplebricks and Yopa’s of this world are slowly growing and you are starting to get the sweepings up off the floor.

You see, when you are battling for every single listing, it’s bloody hard work to keep your fees up. You go out on the free val to the nicest housing estate in town to a gorgeous semi that will sell like hot cakes. You have found out there are four agents going round. A couple of sharp suited ‘sell their granny’ and ‘slag everyone off’ merchants corporates and the 100 year old independent who has 30% market share … and then you.

What are your chances against those?

How tempting is it to drop from 1.5% to 0.75% to get the listing? .. it makes you weep… so I thought …

Enough is enough … I thought there has to be a different way

So a few years ago I decided to find a different way to grow an agency – one that didn’t involve cutting fees or overvaluing or hard sales techniques –  and most importantly, one that made the job enjoyable.

After much research, I found out through trial and error that if an agent stopped talking about themselves, their firm or their services .. and started to talk about what was happening in the local property market, in terms of house prices, rents, yields, capital growth etc, homeowners and landlords were naturally attracted to the agent.

Why? .. because the agent was talking about something the homeowner and landlord were interested in .. their local property market.

Since 2013, I have written a blog about my journey helping hundreds of letting and estate agents grow their agencies .. and now I have passed the 400 post mark ..

400 blog posts all about getting more people,   more landlords, more vendors to use your estate and lettings agency.

Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city.
