[41 min video] How I increased my managed portfolio by 200 properties in 21 months – One Letting’s Agents story of beating the Corporates and Cheap fee agents in his town

41 minutes – that’s a long time – yes, but if you are in the Lettings game for the long term .. you might be interested in this very personal story of a Letting Agent.

Daren from Derby will tell you his whole story, from the early days of the Millennium when he started his agency in Derby with his lovely wife. He talks about his hopes, fears and dream in starting his agency and the excitement he and the family had.How by 2009/10 he and his team had grown the business to 900 managed properties.

… then, he tells us of the lean years of 2011, 2012 and 2013 … where he only grew his portfolio / lettings book by only 50 properties in 4 years (thats only 12 per year or 1 a month).. he tells us it was like walking through treacle with all the corporates jumping on the lettings bandwagon and the cheap fee agents .. all taking market share. He shares how he and his team weren’t in a  good place, this hopes and dreams weren’t being met, he was working silly hours and wasn’t enjoying it.

Then in early 2014, how things changed ..not overnight mind you.. bit still changed and how his, his family’s, his team’s lives’ were made better because of the uplift in business. He could pay the team more, employ more people, he and his wife had a better work/life balance …. all because he took his managed stock from 950 properties to 1150 properties in 21 months (this was filmed in November 2015)

So, choice is yours .. yes, its 41 minutes .. valuable time you could be on Candy Crush or looking at peoples dinners on Facebook … yet if you are genuinely interested in being a better agent and enjoying your job more, then you might benefit from listening to Daren’s story and how it relates to you and your story as a letting agent.

I honestly believe you will be able empathise and relate to his story .. because I believe your story will be very similar to his and you will learn something to make your life better.

I teach, guide, support, mentor, consult, counsel, partner many hundreds of UK Estate and Letting Agents in their quest to grow their estate and lettings agencies business. Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. There are too many competitor agents .. meaning cheap fees are epidemic, overvaluing is almost a norm to get the stock and don’t even mention about the online/hybrid threat. So a few years ago, I set about looking around the UK and spotted that certain agents (not many mind you) in certain towns were still seen as the ‘go to person on property’, the person the newspaper editor rang up every week for a comment and I looked at what they did and they were doing some thing quite remarkable…. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
