5 steps to get more free vals (that really work)

Let me talk frankly about two things you as an estate and letting agent need more of ..

1. More Free Vals / Mkt Appraisals

2. More Listings

You see, it’s now possible for you to dramatically increase the number of FV’s/MA’s ..

All you have to do is these 5 steps (and here is the best bit … you don’t need me for any of this)

Step 1. Write two or three articles about your local property market, comparing areas, streets, towns. Always talking about values, rents, yields. They only work if you are statistically heavy (it shows you know what you are talking about). The articles don’t mention your agency, your services, your fees – nothing about your agency apart from your contact details and and logo . .. if you want to know the sort of thing you need to write – here are 12 example articles on Aylesbury

Step 2. Design a newsletter and drop the articles in them – again take the best ideas from the examples I have given you (note they are not too heavily branded) Click on the picture to see the examples you see in the pic

Step 3. Print thousands of newsletters (170gsm A4 folded with silk finish)

Step 4. Deliver them to every middle to upper class area household in your patch in their thousands (because that is where homeowners and local landlords live)

Step 5. Repeat each month

It works ..look at this agent who dropped the newsletter through peoples door every month for just over a year ..

  1. Lettings up 65% in under a year (taking his managed stock to 200 managed)
  2. Resi Sales Pipeline up 113% in under a year – and he was already No.3 agent before he started

… and if you haven’t got time to write the articles – then you can always ask me to ghostwrite the articles for you. I can also give you names of graphics people (if you have got one yourself)

kind regards

Christopher

PS – do yourself a favour if you are a Neg or Valuer and forward this link to your boss or boss’s boss. One agent did and now they are considered the saviour of their firm as they are the one’s who introduced newsletters into the company and as business is rising – they are getting the glory

I teach, guide, support, mentor, consult, counsel, partner many hundreds of UK Estate and Letting Agents in their quest to grow their estate and lettings agencies business. Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. There are too many competitor agents .. meaning cheap fees are epidemic, overvaluing is almost a norm to get the stock and don’t even mention about the online/hybrid threat. So a few years ago, I set about looking around the UK and spotted that certain agents (not many mind you) in certain towns were still seen as the ‘go to person on property’, the person the newspaper editor rang up every week for a comment and I looked at what they did and they were doing some thing quite remarkable…. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
