Buying a flat is not only a responsible but also a stressful experience. Tip #1: Pay attention to the size and view from the window.

How you will perceive your home in the future depends on it.

Try to avoid buying flats in densely populated housing complexes. Instead of a beautiful landscape, you’re more likely to get a view through your neighbour’s window. You should also avoid housing near noisy roads or industrial buildings.

Tip #2. Choose flats with the right geometry

It’s best if the rooms are rectangular or square in shape. This is the most win-win option.

It’s also worth enquiring about the material used for room dividers. Partitions can be of two types:

1. Non-bearing .

These walls cannot be demolished or moved, as they provide structural stability. If they are partially or completely dismantled, you risk destroying the entire house.

Sometimes a doorway can be cut into the supporting walls, but this requires special permission. It is not easy to obtain, so a lot of load-bearing walls can be a big obstacle to a dream interior.

2. Non-bearing .

They only exist to separate rooms internally and are supported by the ceiling within the storey – in other words they do not affect the structure of the building.

A non-bearing wall cannot have serious consequences. The main thing is to legalise the redevelopment. In such flats, there is more room for the imagination.

Tip #3. Take into consideration the number of windows

Depending on the number of windows there are three types of flats:

Where the number of windows is less than the number of rooms – Euro duplex and triplex. These flats often have only one window in the kitchen and living room and sometimes a bedroom (in the case of apartments-studios).

Where the number of windows equals the number of rooms. This is the most common.

Where the number of windows is greater than the number of rooms. It’s these types of flats which are preferable. They will look brighter and more spacious. The more windows in the room, the more space options are possible.

Tip #4. Pay attention to ceiling height

The higher the ceilings, the greater the visual impact. If the ceilings are low, then we designers try to keep them as high as possible and make the ceiling low as much as possible.

In larger rooms, low ceilings can be very depressing and the space seems smaller than it really is. I recommend giving preference to rooms with ceilings of three metres or more.

Tip #5: Ask an interior designer before you buy a flat

Before you sign a purchase contract, I advise you to consult a designer or architect for possible layouts.

A professional will evaluate the space and present the possibilities of this flat to suit the needs of your family in particular, taking into account the limitations of the flat’s redevelopment. In this way you can see the prospects of your future flat from the perspective of an experienced professional and make a choice towards the most suitable option for you.
