Why not license Real Estate in Spain?
Why do the Spanish authorities not fall into line with other European countries and license the real estate industry? If other European countries you need to have a degree in a property field to be able to become a real estate agent or have at least 10 years experience in the industry to get a real estate license. So why is it not licensed in Spain?
Real estate agencies are help in such low regard that even a politician is a more respectful career choice. I have to totally agree with the majority of you and I am a real estate agent so that says something. I have long campaigned for a Spanish Real Estate license to be put into place. It would certainly clean up the image of the industry and free up some shop space for other types of shops on the high streets throughout Spain.
A flight can land at Malaga airport and the doors open. You can step off the flight and reinvent yourself in an instant. So what will it be, real estate agent or builder? That is the question. It is really as simple as that to become a real estate agent in Spain. When dealing with property you are dealing with probably the most important decision of some ones life. Does the person making this decision not deserve a professional to help him with the purchase and to guide him through the legal aspect of purchasing a property in a foreign country? To carry out an energy efficiency report on a property in Spain you need to be an Architect just to do a small report. In the UK you need to undertake a course to become a homebuyer report surveyor or a degree to be a Chartered Surveyor. In fact most career choices regarding property require some sort of study so why not the person in charge of selling the property in the first place? So my question again is why not license real estate in Spain?
There is a real estate association in Spain called API. Real Estate agencies that are members have some basic training that is backed somewhat by the Spanish department that relates to real estate called Ministerio de Fomento. However if you do something wrong the only thing they can do is fine you or take your API license away. So why even bother becoming associated with them? They should be convincing the Ministerio de Fomento to implement a Real Estate License to clean up the industry once and for all.
There must be a reason why the Spanish authorities to not want a license put in place. Most other European countries have implemented a license so why is Spain lagging behind on this. I am sure everyone reading this article would agree with me that something has to be done to clean up the industry. So why do you not start to ask the question and maybe there will be a licensing system in place not only to improve the situation but to finally get our town centers back from all the real estate agencies. If it was down to me I would make the license payable, you would need a property related degree or 10 years salaried management position in a real estate agency to get a license and force every real estate agent to work from an office not their car boot, spare bedroom, garage, shed etc.
So ask the question.. Why are we not Licensing Real Estate in Spain?
