How to beat those ‘Cheap as Chips’ Estate Agents

Its really hard being an estate agent at the moment.

Each week another agent opens up in you patch but the number of properties coming on to the market has steadily been dropping over the last few years … and to add insult to injury .. there is a fee war between agents … and then to pour salt on the wound .. we have those online/callcentre agents with their … cheapaschips  £700 to sell your house fee’s .. I really feel for you guys

Many of you reading this have been in agency years …. you don’t cut corners, you spend real money on marketing on all the portals, decent brochures, professional floor plans, professional photos, awesome expensive websites, money sapping High St premises, you qualify offers (and I mean really qualify them and not just accept a note on the back of fag packet  from  their Mum saying they are ok for a mortgage),  you check the whole chain and ring all the parties  and solicitors every week once SSTC … you are the professional estate agent

.. but you have to put up with wet behind the ear ‘just out of school ‘ silver tongued young whippersnapper agents with three GSCE’s and 19 months negotiating experience calling themselves ‘property experts’ because some online or corporate has blown smoke up their backside.. selling themselves on the altar of cheap fees..

Enough is enough …its time to fight back..

…. time to prove you are the professional estate agent you know you are, the awesome agent your family and friends  know, your town’s property expert, THE property guru of your town .. the main man(or lady) of property in your patch .. in your Manor

.. but how do you do that … how can you prove that, if you don’t  get called out to the free val / market appraisal .. because estate agency is a people business .. not a property business.

Easy … do this …

… and here is the best bit … It works .. look at all the agents talking about …. the link is here … have look … (only if you are your town’s Property guru)

I teach, guide, support, mentor, consult, counsel, partner many hundreds of UK Estate and Letting Agents in their quest to grow their estate and lettings agencies business. Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. There are too many competitor agents .. meaning cheap fees are epidemic, overvaluing is almost a norm to get the stock and don’t even mention about the online/hybrid threat. So a few years ago, I set about looking around the UK and spotted that certain agents (not many mind you) in certain towns were still seen as the ‘go to person on property’, the person the newspaper editor rang up every week for a comment and I looked at what they did and they were doing some thing quite remarkable…. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
