3 top ways to make house buyers say WOW

Every estate agent wants a ‘killer room’, the kind of spot in a house that will let them close a deal there and then, killing any ambiguity in a buyer’s head and making a seller’s bank fuller than Scrooge McDuck’s bank vault.
You won’t find these killer features in every property. Indeed, some homes look wonkier than a broken leg in a fairground mirror, but every house can be made impressive with a little bit of cash and time.
But unlike a wonky leg in a fairground mirror, fixing the problem of a rubbish house doesn’t have to be painful. With that in mind, we’ve come up with a few renovation tips that will make viewers of your property say “Wow!”. Take a look and see how you can incorporate them into your property.
Safe as houses
Safety is a major concern for property buyers. Is the house in the right area? Will living there be like The Waltons or The Wire? Is there a police station round the corner or a den of gangsters?
These are the overblown questions running through a buyer’s head as they stroll through any property – and they’ll need to see visible signs that the house they’re purchasing is safe.
First off, invest in a few burglar alarms, the kind that’ll be visible at the front door. If you want to top off the security system, buy a security camera that’ll be visible from the driveway. But try not to overdo it. This is a home, not a barracks.
For fire safety – another major concern for any potential buyer – purchase Durasteel, a blast-proof covering that sits neatly in your plasterboards. Point it out to a buyer and they’ll be quietly impressed at the extra effort.
A vantage point
Fantastic views are too often neglected by the budding property developer. Outside your property there’ll be a stunning vista view, deer rambling to and fro in the distance by a gently babbling river – and blocking it all is an ugly and anonymous hedgerow.
Buyers won’t be impressed, and neither should they be. If the house your selling has the potential for a good view, exploit that to its fullest extent. It could be a deal breaker.
Conversions
All houses are incomplete until every nook and cranny has been exploited to maximise its potential profit. And although the area it’s situated in could become a glass ceiling for its value, extensions and conversions are a spectacular way to give a buyer some extra space.
See if you can convert the attic, add a conservatory or add an extra room to the property and you’ll see its value skyrocket. Who knows how much more impressed your viewers will be.
