Letting & Estate Agents – Stop wasting your time posting utter cr*p on Social Media

Think before you post … Will what you post on social media do the following ???

  • Help someone OR
  • make someone laugh OR
  • make someone think OR
  • make someone change OR most importantly
  • be genuinely interesting to the reader (and not just you, your boss and your Mum … eg look what we have done/won/sold/let)

….because if it doesn’t do any of those things..

Why are exactly are you posting?

Social media is just a form of communication, it is what you and I would say face to face, but just put down on a computer screen.

The only thing landlords (and homeowners) are interested in……. is themselves.

Does what you post interest THEM, help THEM, humour THEM .. the list could go on, but its all about the reader (note the word THEM is the only thread connects them all)

That is why I bang on about writing stuff that interests LANDLORDS and HOMEOWNERS… not YOU.

All they (landlords and homeowners) care about is themselves, and when it comes to property, all they care about, their two big huge hot buttons

  1. What is happening in the local property market  to MY PROPERTY
  2. Where is the next property that I WANT TO BUY

They pay you to collect the rent and chase it (landlords dont lay awake at night worrying about late rent or voids .. that is why they pay you as their letting agent). Section 8 vs Section 21 – doesn’t register on a landlords “Give a s**t o’meter. Changes in Landlord and Tenant law is what they pay you for.

.. just think for a second before you post .. because the last time I looked, posts with ..

  • Landlords wanted,
  • Your Listings,
  • What you have sold,
  • TrustPilot Scores,
  • Gushing reviews,
  • Screen Dumps of Rightmove Plus with you top for Listings

… whilst your Mum would be proud of such posts, are they really and honestly helpful, educational, entertaining, intriguing to all the landlords and homeowners in your town?

Be honest with yourself .. they just talk about you.

Nobody cares about you (apart from your Mum).

I know this really hurts to say that – but do you care about the solicitor or accountant posting on Linkedin about what they have done?

No. So why should someone care about you and your agency. If you don’t like what I say – I am sorry – but this is what I genuinely feel and you know deep down its true.

So what to do then?

Want to know what is helpful, educational, entertaining, intriguing to all the landlords and homeowners in your town?

Just talk about the local property market and tweet and post the hell out of that

Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. There are too many competitor agents .. meaning cheap fees are epidemic, overvaluing is almost a norm to get the stock and don’t even mention about the online/hybrid threat. So a few years ago, I set about looking around the UK and spotted that certain agents (not many mind you) in certain towns were still seen as the ‘go to person on property’, the person the newspaper editor rang up every week for a comment and I looked at what they did and they were doing some thing quite remarkable…. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
