‘Undesirable Tenants’ list for repeat offenders says Mike Bailey from Shergroup

Regaining possession and chasing monies owed sounds like a nightmare scenario, though I am sure very common for many out there, does your agency take the whole stress of the matter away for your clients?

You know at Shergroup our clients enjoy 100% safety and success record on each and every one of our hundreds of evictions we carry our every year.  Also our clients enjoy a 99p in the £ recovery rate on enforcement of writs (subject to us being supplied the correct information). So really we do what it says on the tin , and much more.

For the landlord or agent we work with them to ensure a smooth eviction at a date that suits them, they don’t have to wait weeks to get a date and then find that date is a further X months down the line, so wasting valuable rental time and money.  No matter what our officers find when they arrive, the property is handed over to the rightful person(s) within a few hours maximum and all at a flat rate. We will take care of a lot of the legalities once the leave to use the High Court has been granted, and this also enables us to offer a far quicker service to landlords and agents than going the county court/ bailiff route.

Do you feel more could be done within the UK property industry to regulate and set improved standards and checks?

There could be a ‘undesirable tenants’ list for repeat offenders, though how that is policed and confirmed is probably the reason there isn’t one!

Can you offer some basic tips to reduce the occurrence of re-possessions and rent arrears?

Often just better communication at key moments will assist in certain scenarios developing far less frequently, landlords, agents, tenants, don’t bury your heads hoping the issues will go away, communicate, get advice early on.

Always look to gain the right to use the High Court straight away when you first request the order after all it is your property. This will save you time and money and allow you to utilise our services much easier and sooner.
