Guide To Selling Your House In Summer 2018

Thinking of moving this summer? Here are some handy tips on how to sell your house in the best way possible. Having people you’ve never met is pretty weird and daunting for some but, the experience will be stress-free if you follow these easy steps.

Find an estate agent

This is a no brainer but when you’re selling your house you need to find yourself a top quality estate agent, they will know how to advertise your house & deal with the paperwork better than you could. The cost of commission on selling a house with a company like Harlands estate agents may put you off but it’s a small price to pay for you to not have to go to the effort of advertising your home, showing potential buyers around & dealing with the legal side of things.

Tidy Garden

If you’re lucky enough to have a garden, it is super important to make sure its tidy and looked after as any potential buyers will want to spend the remaining time this summer in the garden. So make sure that your bushes are trimmed, the lawn is mowed and, the furniture is tidy. For most people, the garden is the selling point of their home so making sure it looks its best is necessary to get the most for your house.

Let some air in

Nobody wants to buy a house that smells weird! Open some doors and windows and let the breeze go through the house to keep the house smelling nice. Many people will try and make some fresh bread or coffee to try and disguise the bad smells lurking in their home. Spray some nice smells around the house and the visitors will love your home.

Keep the rooms lit

A lit room is important for when you take your pictures and for when people come round to visit your home. Most people like their home to be bright rather than resembling a cave so open a few windows and turn on a few lights to make your place look lovely. However, don’t take it to the extreme and turn all your lights and lamps on so your house looks like Blackpool Illuminations!

De-Clutter

You sometimes forget about the little things that you leave around the house like shoes by the door or random items you leave on your table and forget to pick them up again. It’s very important to move these items or just hide them out of sight when you take pictures and when people are viewing your property.

Fix up

Over the years you may have had parts of your home that have worn out & need to be replaced before you sell. For example that radiator in the guest bedroom that hasn’t worked properly since 2008 will have to be replaced, the dodgy light in the utility room will need a fresh bulb etc. This even comes to a few luxury bits that will up the value of your home, for example, if you only have single glazed windows, you can increase the value of your home by installing windows with secondary glazing around the house.

Pets

Although you’d love to show off your favourite member or members of the family they’re going to have to go for any viewing or pictures. It’s not that the potential viewers are animal haters, your beloved pet just may get in the way of the viewing or even worse, make a mess! They may also add to the smells of your home, so if you’ve spent time making sure your home smells lovely it would’ve been a waste of time.

Hide!

When people come to view your house, leave it all to the professional (the estate agent) they will know what the viewers want in a house and will be able to promote your home in the best way. The viewers also don’t want to be followed around the house at all times wanting to see if they want to purchase the property.
