When selling your property – 5 Tips for presenting your Gardens:

Most property will come with some kind of outside space from acres of land to a tiny concrete floored back yard. When it comes to selling property your outside space is quite important and maximising this area can be the final clincher in capturing that ‘sale’ as the garden will usually be the last area to be looked over during the viewing.

I have lived in property with tiny narrow gardens to nearly an acre in size.

If you have a big garden then it is important to showcase the beauty it holds, the relaxing spots you can sit back and enjoy, the play area for children, the BBQ patio… Some people love gardens and outside space, sell this to them!

If you have a smaller garden to tiny backyard space and even if just a concrete floored area, you can still make the space look valuable to the purchaser. If you are limited to space in the garden then make sure that you are not using any of it during the time you have viewers to store unnecessary products and instead use your imagination to stage the area so that people can envisage multi-use of the outside space.

The following should be noted when selling your property:

  1. If your space is limited in your garden then do not take up any area with unnecessary storing of items. Try to avoid common unsightly scenes such as a tarpaulin covering waste / hoarded wood / turf etc. Another common way to waste space in your garden is storing that car / caravan that has seen better days and without any road tax – Even if it is only during the time you are selling your property, get rid of it to a local ‘good friend’ so that you can free up valuable space!
  2. Garden furniture is a great way to enable people to feel the relaxation they can enjoy in your garden. Set about placing some chairs / loungers / table & chairs in your garden so that your potential buyers can picture themselves sitting in this garden and enjoying some time outside.
  3. Garden maintenance is key when selling your property from weed killer to getting rid of unsightly weeds to making sure the grass is freshly cut. If  a garden is somewhat overgrown it can install in people’s minds that maybe this garden is too much work and high maintenance – if it is showcased fully maintained then this thought may not hit their minds. Of course, me included, I love large outside spaces, the bigger the gardens the better so many people will simply view the size of the garden over any works it may require going forwards.
  4. Outhouses can be an investment you may not wish to make, but it is said that a well designed outhouse that has electricity supplied to it can add value to your overall selling price of your property. A basic good quality outhouse can cost from £500 and if you add a further £500 – £1,000 for installation to include running cables and providing power outlets then this could be a valuable enhancement to your property.
  5. Garden features are another key tool to help to sell your garden to potential buyers. These can range from showcasing well position garden pots / urns to that ideally located jacuzzi that captures the evening sun rays. From spot lights to water features they all enhance the character of your outside space.
