4 Tips for Creating an Exemplary Show Home

Show homes are commonly used for showcasing the assets of newly built houses on an estate, and despite requiring lots of planning, they can be the difference between a sale and a walk away.

Every show home wants to represent the essence of the ‘dream home’ that every person or family dreams of, and you probably want to demonstrate light, space and versatility for each room.

Here are five tips for creating a show home that potential buyers will remember.

1. Create Symmetry

The human brain loves recognising patterns, so incorporating symmetry into the interior design for your show home will make it pleasing to the eye.

For example, you can place matching armchairs next to each other with footstools or hang two pictures over each side of a bed.

You could also incorporate Feng Shui into the design of your rooms, making sure not to clutter doorways and keep the space well-lit without heavy window coverings.

You might also want to remember the ‘commanding position’ of beds, stoves, and desks, which should be seen directly from the doorway into the room.

2. Keep a Neutral Colour Scheme

Neutral colour schemes are a great way to keep your rooms light and airy, letting potential buyers project their own ideas onto the décor. But, don’t forget, there’s no need to settle for standard magnolia paint.

You can mix up your neutral colour scheme with fashionable greys, white, pale blue, or even metallic golds and silvers.

Paint companies like Dulux have some great advice on how you can choose a warm but neutral paint palette to suit the look of your show home.

And, if you’re look to add a little more character, you can go for subtly patterned wallpapers – or something more glamourous for a feature wall.

3. Focal Points

Each room should have its own focal point to draw the eye. You could use a fantastic light fitting, picture, or dramatic mirror. Keep it on trend and have a continuous theme that flows between rooms.

For example, for bedrooms, make sure you have a big bed at the centre, with attractive, comfy bedding and lots of cushions to enhance that vision of comfort and luxury.

For the kitchen, dress the table for a dinner party with napkins and beautiful wine glasses. After all, you’re not just selling the house, you’re selling the idea of a lifestyle too.

4. Lighting

Lighting is hugely important in show rooms, as it can portray the ideal cosy home that many buyers strive for.

Soft lighting can be created with table lamps on desks, bookcases and sideboards that create a cosy low-light. And if you’re looking for something quirky, you can find a wide range of unusual table lamps from rockettstgeorge.co.uk.

You might want to choose your lightbulbs carefully too; choosing warm LED bulbs will give your rooms a warm glow compared with colder white lighting.
