South West Named Top Haven for Over-50s Downsizers

New Research Reveals Prime Destinations for Older Movers Seeking Community, Lifestyle, and Affordability

The South West of England has officially become the UK’s top destination for over-50s looking to downsize, according to new research by over-50s property specialists Regency Living. With nearly half the population aged 50 or over (43.0%), the region leads the country for older movers seeking lifestyle, community, and convenience.

At a local level, North Norfolk has emerged as the number one hotspot — with an incredible 57.4% of its population aged over 50 — the highest figure anywhere in England and Wales.

The analysis by Regency Living* examined the latest Office for National Statistics (ONS) population data to uncover where older generations make up the largest share of the population.

Nationally, over-50s now account for 38.2% of the population across England and Wales. However, in the South West, that figure rises significantly to 43.0%, making it the leading region for those looking to move somewhere with a strong community of peers.

At a more local level, the findings reveal a clear set of hotspots for older movers.

North Norfolk claims the top spot, where 57.4% of the local population are aged 50 or over.

North Norfolk is followed closely by East Lindsey (54.9%), Rother (54.9%), and Derbyshire Dales (54.6%).

Other standout areas where more than half the population are over 50 include West Devon (54.5%), Torridge (53.9%), Dorset (52.6%), the New Forest (52.3%) and the Isle of Wight (52.3%).

These locations offer more than just attractive coastlines and countryside — they also provide community connections, accessible amenities, and an active social scene tailored to the over-50s. For many, downsizing isn’t just about a smaller home — it’s about a better lifestyle, surrounded by neighbours with similar life stages, interests, and values.
