Fresh water property hotspots see house prices climb at almost three times the national average

The latest research from leading estate agent Yopa has found that house prices in areas surrounding the UK’s lakes, lochs, and reservoirs have grown at nearly three times the national average over the last year, with the annual rate of house price growth seen hitting 35.4% in one area in particular.

Yopa analysed house price data across a variety of lakes, lochs, and reservoirs in England, Scotland, Wales, and Northern Ireland, looking at the annual rate of growth in the average house price and how this compares to the wider UK benchmark.

The data shows that, over the last year, the average UK house price has increased by 3.9%. However, the average annual rate of house price growth seen across the 22 fresh water locations analysed by Yopa sits at 10.2%.

Some of the strongest performing locations include Scotland’s Carron Valley reservoir near Stirling, where the average house prices has increased by a staggering 35.4% in the last year alone.

Llyn Cwellyn lake in Gwynedd, Wales, follows with a 20.6% increase, while Scotland’s Loch Shin in the Highlands saw prices climb by 18.6% in the last year.

Loch Lomond, spanning West Dunbartonshire, Argyll and Bute, and Stirling, has experienced an 18.4% uplift in the average house price on an annual basis.

Other notable areas with significant growth include Coniston Water in England’s Lake District, where average prices increased 15.8%, and Wales’ Llyn Brenig reservoir, up 12.1%.
