Three-bedroom homes dominate Britain’s quick-sale market

Tips when buying at property auctions

The latest industry insight from the House Buyer Bureau reveals that the East and West Midlands are Britain’s quick sale hotspots, with three-bedroom homes proving the most common property type when it comes to quick-sale activity.

House Buyer Bureau’s internal data* shows that in 2025 the company had contact with, and made a firm offer to, over 900 motivated homeowners looking to sell their properties quickly and easily; equivalent to an estimated 2.5 properties every day.

Of all properties involved, 72.5% had three bedrooms or more. Three-bedroom homes specifically accounted for almost half of all activity (47.5%), while four-bedroom properties made up 19.8% and homes with five bedrooms or more accounted for a further 5.2%.

Two-bedroom homes also represented a significant proportion of activity, accounting for more than a quarter (26.4%) of all properties tracked across the quick-sale journey during the year.

The data also provides insight into where homeowners are most likely to opt for a quick sale.

The East Midlands accounted for 15.6% of all activity in 2025, the highest proportion of any British region. The West Midlands ranked second at 13.8%, followed by the South West (12.8%), South East (11.8%), Yorkshire & Humber (11.3%), and the North West (10.6%).

Managing Director of House Buyer Bureau, Chris Hodgkinson, commented:

“There’s often a misconception that quick-sale companies are only used as a last resort when a property is struggling to sell, but the reality is that homeowners come to us for a wide variety of reasons.

In many cases, the priority isn’t simply finding a buyer, it’s achieving a sale within a specific timeframe and with a high degree of certainty. Whether someone is dealing with probate, relocating for work, separating from a partner, exiting a buy-to-let investment, or has already experienced a sale falling through, speed and reliability can be just as important as price.

What’s particularly interesting about this data is the diversity of the properties involved. From two-bedroom homes through to larger family houses, it demonstrates that the need for a straightforward and dependable route to sale can affect homeowners across every corner of the market.

While market conditions have improved in some areas, the buying and selling process remains lengthy and unpredictable for many. As a result, we expect demand for quick-sale solutions to remain strong as homeowners continue to place a premium on certainty and convenience.”
