Why aren’t people using your lettings or estate agency?

Time or Money … which is the most valuable?

Some say time is lot more valuable than money because once it’s gone, it’s gone ..you can’t get it back.

Some say money because if you lose money, you can always get it back, which you can’t with time .. wasted time can never be recovered. You can save money and swap it now (or in the future) for goods or services. However, time is not as readily swappable and with time, it can’t be saved for future use.

But just like spending as little money as possible might be a false economy, people who are disposed to spend a little extra time can often save or earn a great deal of money. Spending half an hour on the tinterweb comparing car insurance quotes can save hundreds of pounds, or those savvy landlords willing to do the drudge and slog looking at Rightmove for a few hours to spot the property bargain of the year?

Even though time and money are at the two ends of a stick, they are in fact the same proverbial stick. You can save time as well save money, you can spend money and spend time, everyone wants more money and everyone wants more time, there is never enough money and there is certainly never enough time ….

Whatever you think is the most valuable, the only things people spend time and money on are things that they believe are worth more than they cost.

..think about it …. worth vs cost

People will ask themselves, is it worth it? Worthy of the money and worthy of the time? You cant decide that, the person has to .. again it comes from within, whilst the cost, is what it will cost in poundnotesfoldin’ cash or their own valuable time.

Everyone is different, what you are prepared to do with your time and money is different to mine, is different to the person sitting next to you. The belief comes from within, you can’t change that, nobody can, only the person can … just like beauty is in eye of the beholder.

Its all about what people believe, people like landlords, people like potential vendors … in essence what landlords and vendors believe … not what you believe nor what your boss believes, what the punter believes

If people aren’t using your estate agency or lettings agency, it’s not because the fees are too high or you are/aren’t an online agent, its not because you are a corporate or independent.

It’s because they don’t believe you enough, they don’t believe what you are saying, in fact, they don’t believe that you are worth their time (and from that money) to listen to , to listen to what you have to say because (and this is going to hurt) …. they just don’t care enough.

.and the solution … Make them care, make them listen, make them want to pay attention with their time .. by being interesting, by being intersting to them, so they believe you ….. because if you do, they might just pay you something you really want … their money

How to be interesting? I have told you that so many times … you should know by now!

I teach, guide, support, mentor, consult, counsel, partner many hundreds of UK Estate and Letting Agents in their quest to grow their estate and lettings agencies business. Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. There are too many competitor agents .. meaning cheap fees are epidemic, overvaluing is almost a norm to get the stock and don’t even mention about the online/hybrid threat. So a few years ago, I set about looking around the UK and spotted that certain agents (not many mind you) in certain towns were still seen as the ‘go to person on property’, the person the newspaper editor rang up every week for a comment and I looked at what they did and they were doing some thing quite remarkable…. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
