And now it hits the fan!

Way back in October 2015 when an in-out referendum was intended to mend rifts in the Conservative Party and the shortest serving England manager had seen out a full calendar year, the Deregulation Act took effect for all new tenancies in England.

With fundamental changes to both the way in which repairs were handled and the information that had to be provided to tenants, there was a flurry of press coverage before the lettings world went back to usual.

A year on and with the first 12 month tenancies under the new rules coming to an end, the shadow of the Deregulation Act is once again looming over the private rented sector.
