Home sellers hit the ground running in 2026

The latest market analysis from GetAgent.co.uk shows that momentum is already starting to build in 2026, as sellers are returning to the market at mass, keen to make their move now that Autumn Budget uncertainty is behind us and buyer confidence has been buoyed by a December base rate reduction.

GetAgent analysed current for-sale listings across England to identify where home sellers have been most active during the first seven days of 2026, alongside wider indicators of market demand and engagement.

The research shows that sellers have been increasingly confident about making their move, with many homeowners choosing to list before the New Year.

In fact, 31,943 homes were listed during the week between Christmas Day and New Year’s Day alone, despite the market traditionally winding down for the festive break.

There has been no slowdown following the arrival of 2026 either. During the first seven days of this year, a further 36,117 new homes were listed across England, marking a 13.1% increase compared to the previous seven-day period and reinforcing the view that sellers are keen to act early.

London sellers have been the most active so far this year, accounting for 15% of all new listings recorded during the first week of 2026. Essex followed with 7% of new listings, while Kent accounted for 6%. Hampshire and Norfolk also ranked within the top five, contributing 4% and 3% respectively, highlighting strong early-year activity across both urban and commuter markets.

Further insight from GetAgent’s own internal data highlights the returning strength of the property market.

Last January, the platform delivered more than 25,300 valuation requests to its agent partners, underlining the scale of demand that typically emerges at the start of the year. Already this January, GetAgent has delivered a record volume of high-intent valuation requests to its partner agents in a single day.

Our Client Services team spoke to 2,749 vendors in the first week of January alone, highlighting strong levels of engagement from the very start of the year.
