Top tips on Social Media for Estate Agents.

My last blog before I attend next week’s Negotiator Conference where I will be delivering a talk to room full of estate agents who are as hungry as ever in finding the best ways to promote themselves on social media. Because our fascination with social media continues to grow, yet the understanding of how to use it correctly to get ROI from your endeavours remains still very much in the unknown, it calls for clear and easy to understand tips that you can look to implement in order to get things going in the right direction for you.

I will say to anyone that ask me, it’s understanding your target audience and the amount of time you commit to it that will give you the best results from using social media for business. There are many tips out there and I have selected a few for you to glance over and hopefully make use from:

  • Assuming you have your social media accounts and they are correctly branded you will now need to build an audience – Follow influential and target people and look to get followed back so long as your account is interesting enough.
  • Share frequent updates and stick to themes that would interest your target audience, think about what your audience would want to read rather than what you want to say.
  • What time of day is best to post for your agency? Think about not only posting content when you can fit time in to do so, what about evening times and weekend? If you are struggling to commit time to social media, think about using a free scheduling software such as Hootsuite where you can spend a relaxing hour over the weekend and schedule in the coming week’s posts.
  • What are your competitors doing? Study what other agencies are doing and if what they are doing is working then look to embrace similar – Not suggesting you copy exactly, but you may get ideas and start something similar and a effective.
  • Stick to current events. What’s happening locally within your community should be considered when posting updates on social media as these events are usually hot topic and what you share related will increase chances of gaining responses and shares.
  • What content to share? Blogs are immensely important currently in marketing and writing quality content that is hosted on your own website can really build you web traffic and credibility in your industry. Images grab peoples attention and videos will entertain so incorporate them into your posts. I also suggest you start to build your own portfolio of images to use as you will then have unique images of your own rather than having to search through Google and find images that most probably have been used by 1,000’s before you on blogs.
  • Which platforms? Trial a selection of platforms and cross share your content. Most estate agents will gain the best success from Twitter, Facebook, Instagram, YouTube, Pinterest and Linkedin so make sure you choose these platforms and concentrate on the ones you get on best with and see the best engagement from.
  • Let everyone know you are on social media. Use window space to showcase that you are on social media by adding window stickers, use the logos on your business cards / For Sale Signs and of course in view on your website.
