Which Elements to use in the Marketing of Houses?

When your job is to sell houses, you need to make sure that the right information gets to the customers. To do that, you need to ask yourself: What are they looking for and what will get them to take the leap and buy the property? Here are a few elements that are important in regards to the sale of a house, today.

Thermal Performances

How well a house retains heat in winter and cool fresh air in summer, is one of the key elements that can be used in the marketing of a house. Firstly because everyone wants to live in a home where they feel comfortable. But most importantly, it guarantees the owner that the energy bill will be lower. Location

To some estate agents, location is everything. There are good reasons why, which you need to bring forth to potential buyers. A beautiful home that is miles away from a grocery store, schools, a pharmacy and a hospital, may not be the solution for a family. Choosing the location of a house doesn’t mean only finding one in the right district. It also has to be in walking-distance of the most important services, which includes the ones we just mentioned. But everyone may have a different view on the subject. Some people will prefer to be a little more isolated. Therefore, you need to sell the location according to its strengths, whatever they are.

Design

Some houses are walls, others are homes. What often makes the difference is the design. With materials like aluminium, that can be molded easily into what you want, you can create facades that will make a great difference, when a buyer chooses between one house and another. For example, a wall of folding aluminium doors, that leads into the garden, will add a magical touch. The same can be said about an aluminium bay window, positioned in the living room and opening to its outside environment. People want their house to be part of nature, and large open windows and doors are the best solution to create that feeling.

Its Age

The beautiful thing about the age of a house is that it can be used in marketing, no matter what it is. If it is brand new, the advantages are obviously that everything inside the home will be under warranty for a while and that (in theory) it should work perfectly well.

If it is recent, then it still possesses some of the qualities of the new house, with the added advantage that it has already been tested. Therefore, all weaknesses the house may have had, when it was built, have been solved and parts have been replaced.

If its older, then it has something the two previous ones cannot pretend to own: A history. Houses accumulate the energy of previous owners, and happy vibrations can still be felt, years after.
