234% surge in demand for air-conditioned homes as UK buyers brace for hotter summers

Following the many heatwaves the UK has experienced this summer, searches for homes that are for sale with air conditioning have more than tripled in a year (+234%).1

According to recent research, just 1.2% of homes for sale in England feature air conditioning, which adds around 2.5% to a property’s overall value.2

As air conditioning remains a rare feature in UK homes despite rising summer temperatures, Jack Malnick, Managing Director of Sell House Fast, comments on the considerations homeowners should make before installing an AC system:

“Air conditioning units (AC) in UK homes remain extremely rare, in comparison to other countries with hotter climates. Most UK properties rely on low-intervention cooling methods, such as opening windows, fans, or closing blinds and curtains, rather than installing AC systems. Even as heatwaves become more frequent across the UK, our housing infrastructure isn’t typically designed for hot weather, making AC a relatively uncommon feature in both new builds and older properties.

“For homeowners considering AC installation, costs will vary depending on the type and size of the system. A split-system air conditioner for a single room can cost between £1,300 and £2,000, including installation, while whole-house systems typically start from £10,000.3 Running costs will also add to the financial consideration, with energy bills that will increase depending on usage and how efficient the system is. This can make air conditioning a costly investment rather than a simple comfort upgrade.

“While the upfront and running costs may seem high, the long-term benefits can make air conditioning a worthwhile investment for comfort during the day and the night, especially as UK summers grow hotter. The investment could also boost a home’s resale value. Research indicates that properties with AC can sell for around 2.5% more than similar homes without it. For example, a £300,000 home with AC could fetch an extra £7,500 in value, offering a potential return on investment when it comes time to sell, particularly in markets where buyers are actively searching for this feature. However, as installation costs for whole-house systems usually start from around £10,000, it’s worth carefully considering the type of AC system you choose and whether the potential value increase will outweigh the upfront spend.”
