£5m paid in SDLT on nation’s most expensive property
The latest research from global HNW finance brokerage, Enness Global, has found that whilst the wider UK property market may be treading water at present, high-end properties are continuing to change hands for eye-watering sums, with the most expensive homes sold across the nation going for as much as £41m – a purchase that comes with a stamp duty bill of almost £5m!
Enness Global analysed thousands of sold price records from the Land Registry for transactions to have completed so far in 2025*, revealing the most expensive property purchases across each region of England, the stamp duty paid and the monthly mortgage cost thereafter.
They are: –
London – The most expensive transaction of 2025 so far across England was a detached home at 12 Holland Park, W11 in Kensington and Chelsea, which sold for £41 million. A purchase at this level would require a £6.15 million mortgage deposit at 15%, a stamp duty bill of £4.83 million, and ongoing monthly mortgage repayments of almost £189,000 per month.
