Why is it such hard work to get new instructions in Lettings and Estate Agency?

The world has changed.

I can say that without any hesitation.

Things have changed since the t’interweb became omnipresent, since social media sprang up and took over our lives’, since newspaper advertising became deceased, since the mobile phones became glued to our hands, since Rightmove and Zoops are the places where people search for property, since ordering online became the norm (and my Mrs is adding the Amaz0n delivery guy to our Christmas card list).

But what hasn’t changed?

People.

I was at a meeting yesterday with 30 franchisees of a well-known estate and lettings agency. All of them were saying they were struggling with doubts about trends and marketing shifts in UK estate and lettings agency and were worried about which tactics still work, where they work and when they work

All I said was this … We have lost sight of the fact that we are still dealing with people whose wants and needs and tacit desires haven’t changed at all.

The issues, the problems, the worries .. that isn’t your fault – that’s just the way the UK estate agency is .. its just the system.

Let me say again – it isn’t your fault, and you aren’t the problem – its the system.

The system and the techniques of generating new business in lettings and estate agency, which used to work well 10 or 15 years ago don’t work anywhere near as good now.

That’s not your fault.

You aren’t to blame for that.

You are an awesome agent working in an industry that is hard work- so if want to succeed – you carry on being an awesome agent – all you need to do is change the way you do things.

.. but change to what?

I guide and support over 500 letting and estate agents around the UK, helping and guiding them to adapt to this new letting and estate

I advocate a system of becoming the ‘local property authority’ in your town. Writing  stuff  (like this) about the local property market, because homeowners are obsessed about the vaIue of their own home (as are landlords). By talking about the local property market, you will become really interesting to all the homeowners and landlords .. and people (whom we agreed haven’t changed) are naturally attracted to things and people they find interesting .. its human nature.

I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
