Landlord Tips: How to Attract Quality Tenants

There is a rich demand for property today and this includes rentals. Not only are people looking for somewhere to live, long term or short, they are also looking for a lifestyle and quality of living. Rental property aren’t simply stop off points, temporary stepping stones or in between destinations, many of us see them as our permanent homes and require both the security and quality of life that a home should be offering us in 2022.

As a landlord you are keen to have your property occupied and ideally by quality tenants that you will have a long term, professional relationship with. To achieve the best rental income is key as much as tenants that respect your property and the local community. Today we have several tools that can be used to successfully screen tenants legally, a checklist that enables you to find the best people to have in your interest (and ideally theirs too).

How can you as a landlord attract quality tenants to your property? This will of course depend on the type of tenant you are after as much as the type of property rental you are offering. Maybe you are seeking professional people only for short term lets, you might be after long term family tenants or you have criteria such as no pets or not those on benefits. We can though still have a set of tips to follow in order to attract the best tenants:

An attractive and modern bathroom and kitchen – The centre pieces for many homes and usually what most people viewing will look at when purchasing / renting. A welcoming bathroom and a modern kitchen with installed appliances will be a big plus for your rental property in attracting more leads thus increasing chances of quality leads.

Boost value with add-ons – The word add-on will be of interest to those renting especially if what is on offer isn’t replicated on other rentals you are competing against in the market. This could be a mini gym in a spare room, an outside jacuzzi, greenhouse and other similar attractive extras.

Promote local services / amenities – As a landlord it will be good practise to showcase to your audience that you know the area very well, make sure that your listing (either from you as a private landlord or via the letting agent) contains details about the locality of where your property is. This should include touristic attractions, main shops / services and even the likes of main annual events.

Storage facilities – Can you provide the likes of outside storage for your tenants? The likes of plastic storage units from Keter so tenants have additional storage space especially for their outside items to include gardening tools and furniture.

Part furnished – Not everyone wants to rent an empty property and neither will some want a property fully furnished. The ideal solution is the main white goods in the kitchen and the option to take other main items of furniture that you should state as ‘optional’.

Attractive garden – If your property has a (back) garden then you should look to make it part of the temptation for new tenants. Neat and tidy appearance is of importance but what about going a few steps further to include composite decking, fixed seating areas, solar lights, raised beds and more. Us Brits love our gardens, give them something to enjoy / work on when they rent your property!

12 month contract with the option for a 6 month break clause – Be flexible as possible with the likes of break clauses in contracts. With such options in place tenants will respect you as a landlord better and be under the impression that their landlord is a caring one.
