How much is the average estate agency fees in England for 2025?

The figure of 1.42% (including VAT) is the average estate agency fee in 2025. This average fee for selling your home can vary with figures between 1% and up to 3.5%, there may be some lower and higher too.

How you are looking to sell your property, and the volume you have to sell, can effect the fees you will be charged such as between sole agency and multi agency sales.

Can I negotiate my fees with my estate agency?

Yes of course you can. It is most likely that your estate agency will have a top set fee / percentage and some will be persuaded on lowering these fees, especially if:

  • You are a returning / existing customer
  • You have multiple property to sell
  • You have an attractive / unique property to sell
  • You have an easy sale property
  • The estate agency is new / offering promotions

You must also keep yourself updated with estate agency fees as these are not set and can change during the year, it is highly expected that fees will rise in 2025.

Online estate agency fees can be much cheaper than high street estate agency fees.

Who pays the estate agency fees?

Always the seller is charged fees on selling the property.

What other fees do I have to pay when selling my property?

Along with the fees being charged by the estate agency, you will be looking at a cost for conveyancing and EPC rating. Upon sale agreed you will engage with solicitor costs.
