Castles, cottages, vineyards and barn conversions
The latest data from LandSale has revealed what buyers can expect to pay, and how much they can get for their money if they want to escape to the country, with castles, vineyards, barn conversions, and cottages currently offering very different routes to rural living.
The analysis draws on LandSale’s internal listing data and examines listings across Great Britain and its regions, comparing the average asking price, estimated average acreage, and average number of days each property type has been on the market.
Castles: the ultimate country escape
Across Great Britain, the current castle listings have an average asking price of an estimated £2 million, and an average size of 49.93 acres. They tend to sit on the market for an average of 157 days.
Yorkshire and The Humber has the most expensive castle listings in the available data, with such properties averaging £7.25 million and an average size of 115.58 acres. These listings have been on the market for an average of 186 days.
At the other end of the regional price range, the South East has an average castle asking price of £1.9 million, with an average property size of four acres, with listings having been on the market for an average of 131 days.
Vineyards offer a more attainable taste of the good life
For buyers dreaming of a rural lifestyle with a little more vinicultural flair, vineyards offer a considerably different proposition. Across Great Britain, current vineyard listings have an average asking price of £995,000 and boast an average size of 13.4 acres. They have been on the market for 129 days.
The most expensive vineyard region is the East of England where listings average £1 million, cover an average of 11.47 acres, and have been on the market for a short average period of just 24 days.
But in the South East, a vineyard costs an average of just £500,000 for which you’ll get an average of 13.88 acres. Despite this, current listings appear slow to shift, having been listed for an average of 139 days.
Barn conversions: a more realistic route to the country
For buyers looking for a more accessible way to escape to the country, barn conversions offer a broader range of opportunities. Current barn conversion listings across Britain command an average asking price of £625,000, an average size of 2.42 acres, and an average time on market of 94 days.
The South East has the highest regional average asking price, at £899,500, with properties averaging 2.44 acres and 90 days on the market.
At the more affordable end, Scotland’s barn conversion listings average £425,000, with properties averaging 2.75 acres and 88 days on the market.
Cottages provide another route to rural living
Cottages offer a similarly accessible alternative. The average Great Britain listing costs £675,000, covers 3.09 acres, and has been on the market for an average of 93 days.
London has the highest average asking price, at £1.75 million, for an average 9.1-acre property that has been on the market for 67 days. But for true country living, it’s the South East that has the highest asking price at an average of £975,000.
However, for cottage living at a real steal, buyers should look to Scotland where the average price is just £320,000 for which you’ll get a handsome 7.7 acres of land. Listings north of the border are relatively young, having been on the market for an average of 84 days.

Buyers don’t necessarily need a multi-million-pound budget to find a property with land and a rural setting, and the regional figures show that the price and scale of that escape can vary significantly depending on where in Great Britain they look.”
