For London buyers looking to exchange city life for more space, greenery and a stronger sense of community, Essex offers an appealing combination of countryside living and convenient connections into the capital.

The rise of hybrid working has changed what buyers expect from a commuter location, and rather than simply searching for the shortest possible journey into London, many are looking for villages where they can enjoy a vibrant lifestyle outside working hours, while still being able to reach the capital quickly.

Its own railway station provides direct services to London Liverpool Street in approximately 30 to 35 minutes, making it attractive to those who still commute into the capital regularly. Alongside its transport connections, the village offers a popular High Street, highly regarded schools and a strong community atmosphere.

For buyers who want the convenience of being able to reach London without giving up traditional village character, Ingatestone is a great choice.

 

Writtle

Located just outside Chelmsford, Writtle offers a different proposition. The village does not have its own railway station, but Chelmsford station is only a short drive away, with trains reaching London Liverpool Street in around 32 to 35 minutes.

Despite the lack of direct rail access, the lifestyle benefits are in abundance. Its traditional village green, independent cafés, pubs, community events and surrounding countryside provide a genuine village feel, while proximity to Chelmsford means residents remain close to a wider range of shops, restaurants, schools and services.

Its combination of character and convenience makes Writtle appealing to families and London buyers looking to make the move out of the capital.

 

Stock

Stock is another highly sought-after Essex village, particularly popular with buyers looking for an attractive rural setting without being too far from London.

Billericay station is only a short drive away, with direct services to London Liverpool Street taking around 30 to 35 minutes. Stock offers an established village centre, attractive homes, countryside walks and a strong food and hospitality scene, including popular pubs and restaurants.

For many buyers, the fact that the station is not on the doorstep is a worthwhile trade-off for the additional space, privacy and country setting.

 

Fryerning

For buyers at the premium end of the market, Fryerning offers a more secluded rural lifestyle.

The village is known for substantial homes, attractive countryside and a sense of privacy, with property values reflecting its position as one of the area’s more prestigious addresses. Ingatestone station is a short drive away, providing direct services to London Liverpool Street in 30 to 35 minutes.

Fryerning demonstrates how the definition of a commuter village has evolved – for some buyers, being able to walk to the station is no longer essential, if a short drive provides access to a fast London connection while allowing them to live in a much more peaceful environment.

For buyers moving from London, the attraction is often less about finding a like-for-like replacement for their current neighbourhood and more about gaining something that London cannot easily provide additional living space, a garden, access to nature and a stronger sense of community.

The same desire for lifestyle and connectivity is driving interest in many new-build developments in these areas. High-specification, energy-efficient homes with open-plan layouts, air source heat pumps, EV charging and fibre broadband are increasingly attractive to London professionals, families and downsizers looking for a turnkey property with lower maintenance.

Roxwell Row is a good example, offering a countryside setting less than ten minutes from Chelmsford station, with trains reaching London Liverpool Street in just over 30 minutes. Its proximity to Writtle, local schools and modern amenities makes it a solid choice.

Kings Green in Upminster combines an established setting opposite Upminster Golf Club with easy access to the High Street and station, while Vicarage Wood in South Weald offers a more rural proposition being an exclusive gated development of eight homes in a private countryside setting within easy reach of Brentwood and its Elizabeth line connections.
