Glamping sites rank as Britain’s most expensive land type

The latest data from LandSale, the property portal dedicated to land and rural property, reveals that glamping sites currently hold the highest price for land investment opportunities in Britain, with an average listing value of over £1.1m

LandSale has analysed its internal data to see what kind of development and investment opportunities are currently available on Britain’s land market.

The research shows that when it comes to development opportunities specifically, the average (median) asking price for Undeveloped Land currently stands at £100,000, whilst Brownfield sites are averaging £210,000 per plot.

But Greenfield sites present by far the most expensive development opportunities in Britain right now, with the average listing price for Greenfield land currently £437,500.

However, for those land buyers who are looking to invest in land that provides an immediate money-making opportunity, it’s glamping sites that carry the heftiest price tag of more than £1.1m.

Holidays lets are listed at an average price of £972,500, followed by camping land (£890,000) and golf courses (£700,000).

Data centres have been courting much controversy in recent weeks, with the debate raging around their potential benefits and costs to the environment and society as a whole. Despite this, land with a data centre will today cost an average of £575,000.

Meanwhile, the average solar farm is priced at £500,000.

 

Founder of LandSale, Adam Morris, commented:

“Britain’s land market is remarkably diverse, and these figures show that the value of a plot is about far more than simply how many acres you are buying.

Glamping is a particularly interesting example. While these sites command a significant premium compared with undeveloped land, buyers aren’t simply purchasing acreage, they’re buying into an established or potential income-generating opportunity. The same applies across the wider market, from holiday lets and camping sites to golf courses and renewable energy schemes.

What’s also striking is the variation in the type of opportunity available. A buyer with a development ambition may be looking at a very different proposition to someone seeking land that can generate an income straight away, and the price reflects that difference.

For anyone considering a land investment, the key question is therefore not just ‘what is this land worth?’, but ‘what can this land ultimately do?’ The potential use, existing infrastructure, income opportunity and development prospects can all have a significant bearing on the value of a plot.”
