Q2 2014 Rental Index

The private rental sector looks set for continued growth with both private and institutional landlords attracted by improving yields and strong demand. However, landlords are finding that very little market data is available to help make informed investment decisions, or to fully evaluate the performance of their property portfolios.

Accurate valuation and the ability to assess local market conditions are fundamental to our core business of corporate property sales. We use reliable property sales data to ensure we provide our clients with the information they need to make the right decisions. Access to rental market data is something that helps us to provide the best service to our clients in the rental sector.

The Move with Us Rental Index delivers a national and regional indicator of rental market conditions for each quarter.  Our analysis uses data from over 150,000 private and agent listings each week supplied by Home.co.uk. This index analyses Q2, covering April to June 2014. It is accompanied by historical data from June 2013 to provide context. Our sampling methodology was developed with Dr Philippe Bracke, a researcher at the London School of Economics. We believe that this highly developed methodology, combined with a rich data set, ensures the index is a credible, accurate and representative snapshot of the British rental market.

What the Rental Index shows
The data provides figures on both the average advertised rental price and the percentage change in average rent, relative to the July 2011 base date. For each region, our commentary highlights the key features of the data while two graphs are presented to show rental trends in their respective markets.
