How to prepare and stage your home for a future sale

If you are like most homeowners looking to put their house up on the market, it goes without saying that you are hoping to sell your home as quickly as possible and get your desired asking price.

A whopping 62% of property professionals cited that home staging has a great effect on a buyers’ view of the property, with 95% citing that staged homes sell faster than non-staged ones*. Home staging is a service that doesn’t have to be expensive nor does it have to be time-consuming.

The overall aim is to create a welcoming space that allows potential buyers to envision themselves in your home, and for them to fall in love with the vision.

To create said vision, it doesn’t have to include major changes either. A swift de-clutter or sparkling clean can make a big difference when it comes to attracting buyers.

De-Personalise: You went to the highest of heights to make your home exactly that – yours. But now that you’re trying to sell, keep in mind that not everyone has the same taste.

Inspect and Correct: Examine your floors and walls, consider a lick of paint after a colour consultation and make sure to check for creaky floorboards.

Reflection: Incorporate mirrors – not only do they bring more style to a space but they also make it appear brighter and seem more spacious.

Clean and Neutral: Make your bed look inviting by choosing white or neutral linen, a set of clean pillows, plumped up cushions and a chunky throw will give it a 5-star look.

Create Focal Points: Each room should have an area where eyes are naturally drawn to. Think creatively to come up with ways of re purposing objects to take centre stage.

Rearrange Furniture: With living rooms, symmetrical arrangements work really well. Pull your furniture off the walls and rearrange them to create an inviting area.

Get Crisp: Adding new white towels in the bathroom(s) always gives that fresh, clean spa-feeling.

Let There Be Light: Updating lighting fixtures makes a major difference. Ensure you have a good balance between ambient, task and accent lighting to help brighten up a room.

Don’t Forget Outside: Whether your garden is acres long or only a compact balcony, play around and accessorise. Try adding a chic table and chair set with a stunning centrepiece.
