Prime London sellers target cash buyers

The latest analysis from AgentWise has found that some Prime Central London sellers are increasingly targeting cash buyers, either to secure faster transactions or because certain properties may be less suited to traditional mortgage lending in current market conditions.

 

The analysis of current Prime Central London property listings found that homes specifically marketed towards cash buyers are being listed at an average asking price 50.8% below the wider average asking price across the Prime Central London market.

 

While these listings account for just 0.2% of all available Prime Central London stock, the scale of discounting highlights the growing importance being placed on speed, certainty and investor demand within parts of the market.

 

Kensington accounts for the largest proportion of Prime Central London cash buyer listings, with 23.1% of all such opportunities currently located within the area. Notting Hill and Pimlico each account for 15.4%, while Holland Park accounts for 11.5%.

 

However, despite the substantial discounts on offer, cash buyer opportunities remain exceptionally limited across the wider Prime Central London market, making access to the right networks and relationships increasingly important for buyers hoping to identify them early.

“In some cases, properties marketed towards cash buyers may not suit traditional mortgage lending due to condition, lease structure or other complexities. However, there is also a growing willingness amongst some sellers to prioritise certainty and speed, particularly in a market where transactions can become lengthy or fall through entirely.

 

For investors and cash buyers, that can create genuine opportunities within Prime Central London, particularly when sellers are looking for a cleaner and more reliable route to completion.

The challenge is that these opportunities remain extremely limited and are often identified privately between agents long before they become widely visible to the market.
