Shortcut to get more listings in 2018

You have to admit; If someone has a guaranteed shortcut to get you more stock, more listings and higher fees for your estate agency .. that is a pretty powerful thing.

I see it, as I’m sure you do many times a week. Faddy packet foods, gimmicky diets and fancy exercise machines have done little to make an impression in the obesity catastrophe of the Western world (and I can hardly talk), but nevertheless the diet industries (and other similar sectors) are huge multimillion (if not billion) pound industries.

Think of the number of people that will join a Gym in January and only go once … and then moan they havent lost the weight by the Summer.
Everyone knows what works to lose weight (I have lost a couple of stone this year by doing this) is regular exercise and sensible food choices, choosing the green stuff instead chips and jumping on the exercise bike than wasting an hour on Netflix

In fact, anything worth having in life needs hard work and patience.

Back to estate agency (and lettings)

I know of a system that will get you more stock and higher fees for both sales and lettings

It involves making landlords and house sellers attracted to you and your agency by becoming the local property market expert, by talking about your local property market, its property values, its rents, its yields, what has happened to certain areas in your town compared to others  .. stuff like this

https://goo.gl/QoDhfq ..

Problem is .. its not a shortcut .. it’s a long cut .. its takes 9 to 12 months to see anything … and really takes 12 to 18 months for it to kick in … but boy does it work .. look at these 10 agents talking about in seven short videos https://goo.gl/A9MYDq

.. but what other choice do you have?

Do the same short term old school estate/letting agency techniques that each year work not as well as the year before (… and the year before that etc etc)

Or change your marketing to something that does work .. the issue is ..

It depends if you are in estate and lettings agency for the long term or short term?

Thank you

Christopher

I teach, guide, support, mentor, consult, counsel, partner many hundreds of UK Estate and Letting Agents in their quest to grow their estate and lettings agencies business. Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. There are too many competitor agents .. meaning cheap fees are epidemic, overvaluing is almost a norm to get the stock and don’t even mention about the online/hybrid threat. So a few years ago, I set about looking around the UK and spotted that certain agents (not many mind you) in certain towns were still seen as the ‘go to person on property’, the person the newspaper editor rang up every week for a comment and I looked at what they did and they were doing some thing quite remarkable…. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
