Your property could be more than just a holiday home. With a little organisation it could be a source of income. That is where renting out your property comes in.
Most people will choose to rent on the basis of a few photos, so it is important that your house looks at its best. Gone are the days when people would put up with things in a holiday rental which they might not accept in their own homes. People often choose a holiday home to live out a dream which they could not otherwise afford.
Here are a few things to consider when thinking about renting out your property:
- Unless you intend to use your property for the bulk of the year, try to keep your personal taste to the minimum. Keep colours neutral and don’t have too many obvious personal belongings on show.
- Look at the competition to see what extras – such as satellite T.V. and a washing machine etc – should be included.
- Provide a welcome pack. This should explain how things work in the property such as the oven, washing machine and electrics. A list of local shops, bars, and restaurants and activities would also be appreciated, and a visitors’ comments book is a good idea for getting feedback on your service. The more information you give, the more likely the guests are to enjoy their stay and therefore return next year or recommend you to others.
- Remember to provide contact details as to where the guests can get help if a query or emergency should arise.
- How are you going to advertise and manage the property? Here is where a specialist agent can take away the problems involved in the day-to-day running of your holiday home. Otherwise you will independently have to find cleaners, handymen, someone to check people in and out of the property etc.
Be wary of extravagant claims about the level of income that you will get for your rental.

Finally, a couple of caveats :
- Please be aware of strict rental legislation in many areas, both on the mainland and the Islands. Many ignore these rules and others are not aware of them. Neither reason will be accepted as a defence and the fines can be substantial, so make sure you know the present rules and any legislation which is in the pipeline.
- As in the UK and other countries, Energy Efficiency in Spain needs to be reflected with an official certificate. This applies both for properties on sale and also those being rented out.
