Top DIY Projects You Should Encourage Your Clients to Tackle Before Listing Their Property

As an estate agent, your clients look to you for advice, guidance, and help getting top dollar for their home when they list it. With that said, it’s also up to you to help guide them where DIY projects are concerned. If their house is looking a little worse for wear you may want to suggest one of these simple and relatively cheap projects that they can do on their own. The results will make the house much more inviting and get them more money for their property.

Painting – Give the Home a Fresh New Look

It’s amazing what paint can do to a space, and it is one of the easiest and cheapest DIY projects people can do on their own. Paint doesn’t have to be old and chipping to be in need of a little help, maybe your client has chosen a colour palette that is a bit more “bold” than the average buyer is after. Encourage them to use a neutral palette that flows through the entire space in order to create a blank slate if you will. This will allow buyers to envision themselves in the space.

Clean Up the Gardens to Create Curb Appeal

Another cheap project is to clean up any overgrown gardens and trees on the outside. By cutting back dead or overgrown bushes, shrubs, and flowers it will make the property look well cared for and appealing. As an estate agent, you know better than anyone how important curb appeal is.

Update the Lighting and Brighten the Home

Lighting is something that homeowners often overlook, yet it can make a dramatic impact on the home. Change out light fixtures for new and simple designs that appeal to a broad range of people. It’s also a great opportunity to brighten up the space, which again creates a clean and fresh feel in the home. Popular options include chandeliers and pendant lighting where the space allows.

Even if your client hasn’t changed a light fixture before, this is a relatively simple project. They can buy tools online with MTS and then follow the instructions provided. It shouldn’t take longer than a few hours to change out multiple light fixtures in the home.

Declutter and Create the Illusion of Space

This is a step that no homeowner should bypass. Decluttering the space is an absolute must before any showings begin. This means removing oversized furniture, taking away all the personal photos and mementos, clearing out closets and cupboards so they are less full, and making sure countertops are as clear as possible.

By doing this you give the illusion of more than enough space in the home, so potential buyers won’t be worrying if there is enough space to accommodate them.
