Top tips on converting your dusty dank loft

Before you commence with any work, you need decide what you want to do with this space, work out a budget and determine if it is going to be possible. Having a plan and your ideas laid out is a good place to start.

In most cases when you think of an attic you will picture a dusty, dark cramped room that looks like anything but a place suitable for living in. But if you convert it well, you will transform it into something completely different and likable.

When deciding what you want, try and think about the room you have always dreamed of. Maybe it’s an extra bedroom, a study or a chill out area where you can escape the madness of everyday life.

Before you start with any kind of remodelling, you need to do your homework and understand the space that you wish to transform. Hiring a contactor would be the best idea as he can help you with all the building work and help you understand the laws which are involved. Choosing a builder can be a minefield though, and it is always sensible to consult a local Chartered Surveyor first – he or she can even oversee the works to make sure no corners are cut.

Once you are done with the boring building work it is time to personalise your space.

If you are turning it into an attic bedroom make sure you paint it in a single solid colour so it will look as open as possible. Also keep colours light so the natural light bounces off the walls. Keeping furniture to the bare minimum will create a larger space as well.

It might be a good idea to turn this space into a much needed second bathroom. The fact it is on the top floor gives a sense of luxury and the space could mean room for a feature free standing bath.

Whatever you decide to do, there are some things you should never forget when converting your loft:

  • Insulate – Do not flake out on this step or you are likely to suffer immeasurably during the cold winters.
  • Laws – For a loft conversion to be considered as a living space, it is essential that it has a staircase going to the room. It also must meet fire regulation standards. If these aren’t met it will only be seen as a storage space, and this will add little or no value to your property.
  • Affordability – Make sure you have enough funds for the whole project and allow for a substantial contingency of around 10% in your costings. Don’t be left with half a job because you have run out of money.

If you have some spare cash, there is no reason why you can’t transform this space. When the time comes to sell your property, it could add thousands to the asking price.
