PART 1 – HOW TO GET MORE PROPERTIES TO SELL FOR YOUR ESTATE AGENCY [ 4 MIN VIDEO]

Over 300 letting and estate agents in the UK belong to a big club of letting and estate agents

…. and when I say club, I could mean society, or association, some would say organisation, whilst others would say institution or group .. but I will use the word ‘club’.

A club of 300+ UK Estate and Letting Agents, all helping each other to get more property owners and sellers to use our own estate agencies and more landlords to use our own lettings agency.

Just imagine, a big group of estate agents and letting agents, all looking out for each other, not in competition with each other, but giving tips and guidance to each other .. a big co-operative of UK estate and letting Agents.

Why?

… because all of us in the group want to change the way estate and letting agents are perceived by the UK general public .. we are sick and tired of being  seen as sharp suited, sell your granny, wide boy, shiny suited, Tom, Dick and Harry’s.

We care about our vendors, our landlords, our tenants and our buyers .. but the issue we have is, its really difficult to prove that to them .. especially potential landlords and potential homeowners  who give us the business .. because homeowners and landlords perceive all agents to be the same.

.. but all agents aren’t the same

We go the extra mile, we take it to the line ..no hold on, what’s all this talk of a line .. there is no line! The issue is .. how the hell do you prove all that .. how do you prove it to all the local homeowners and landlords that you are awesome, brilliant and different?

Easy .. by proving we are better at what we are paid to do ..

We are all expert’s in the local property market.  Property Experts …  Local Property Experts but I prefer to use the word guru ..  so let’s say, ‘local property guru’

So, not only do we say we are the ‘local property expert’ or the ‘local property guru’ … but  we PROVE IT

So how do we do that … well watch this 4 minutes video to start with ..

Ok, now you have watched Part 1 …  does it sound interesting?

We  (the 300+ agents) have a group on Facebook called ‘Landlord Farming Club‘. If you want to join, we would love you to join if you believe what we believe  ..(but do me a favour .. see the PS section at the bottom before you apply to join and no it wont cost you money to join). The people in the video are just 75  letting and estate agents in the club, who get together every 6 months to share ideas to get more people to use their agency by becoming the ‘local property guru’. There is no cost to being in the club and when we get together every six months at our ‘Summit’, all it costs is the lunch and room-hire – this is like a co-operative of estate agent and letting agents (big ones with over 1200 managed properties or £1m a year sales fee income all the way through to  baby agents who have just started)

‘Landlord Farming Club’ ..is shorthand for ‘landlord and vendor farming – a marketing technique based on content marketing, a marketing technique of cultivating homeowners and landlords attention and interest by talking and debating things that homeowners and landlords care about, interest them and intrigue them .. all with the end goal to make them use our agency  ‘.

Bit off a mouthful .. hence Landlord Farming Club

Landlord and Vendor Farming is the technique where either you or a ghostwritter writes articles about your town’s property market. You never talk about your self or your agency. But by talking about the local property market, then you will attract landlords and house sellers to your lettings  and estate agency.,., because the British are obsessed about the value of their own home .. then get those articles in front of all the eyeballs of the local homeowners and landlords in your town

Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
