Coadjute ahead of the game as they are already licensed to provide digital TA6 Forms to property stakeholders

This week, the Law Society announced its TA6 Form will now include Material Information as per the the National Trading Standards Estate and Letting Agency Team (NTSELAT) guidance. So more layers of compliant information is now required for those dealing with property. now need to have even more

So, what does that mean? Well the TA6 Forms now include even more detail which means clients will now have even more to fill out, potentially making the process longer. The Law Society have outlined what edition five of the form will include here.

‘We’ve released a new TA6 property information form that supports National Trading Standards material information guidance to our third-party suppliers. Background – The updated form includes the information the National Trading Standards Estate and Letting Agency Team (NTSELAT) says should be disclosed on property listings in its material information in property listings (sales) guidance.

This guidance is designed to help estate agents comply with the Consumer Protection from Unfair Trading Regulations 2008 by putting key information about a property in marketing materials, so consumers can make better informed decisions when looking for a property to buy.

NTSELAT guidance advises sellers to contact their solicitor at an early stage. They may therefore ask for help to complete a TA6 Property Information Form earlier in the process, so more information about the property can be used for marketing. The aim is to make sure buyers know more about what they are buying. It is hoped this will reduce the likelihood of the sale and purchase falling through at a later stage.’

Alternatively though if you utilise a Coadjute Digital Property Data Pack, you will see that they have already done the hard work for you. As Coadjute are a licensed provider to supply digital TA6 Forms and pull the available data from different sources and pre-populate the forms. These can then be shared directly with the seller from within Coadjute.
