Buyers are paying a 28% price premium for homes with a great view

The latest research from Yopa reveals that homebuyers who want to secure a property with a great view are going to have to pay an average price premium of 28%, rising beyond 35% in the North East.

Every house has windows, and every window has a view, but not every window has a great view. So how much are buyers paying to secure a home that boasts sweeping ocean vistas, iconic cityscapes, or rolling countryside?

Yopa has analysed price data for properties currently for sale in England that have a great view*, and compared them to comparable homes across the same areas that don’t boast the benefit of a great view, revealing the price premium that breathtaking outlooks command across the nation.

The property cost of a great view

The data shows that the average price of a home with a great view in England currently stands at £712,792, which is 28.1% higher than typical homes in the same locations, highlighting the significant value buyers place on scenic vistas.

Regionally, the premium is strongest in the North East, where homes with a great view command a 34.6% uplift. The East Midlands follows at 33.2%, with the North West (31.8%), Yorkshire & Humber (31.7%), and the South West (31.5%) also seeing buyers pay well above 30% more for standout outlooks. In contrast, London registers the smallest premium, where a great view increases a property’s value by 19.1%.

Where can buyers find great views?

Further analysis from Yopa reveals that buyers are most likely to secure a property with a great view in the South West, which accounts for 33.8% of all currently available great view listings.

The South East is home to 25.6% of such properties, while London accounts for 11.3%, reflecting the regional distribution of homes offering sought-after scenery.

Whether it’s coastline, skyline, or countryside, buyers are clearly willing to pay a substantial premium for a home that offers something special beyond its four walls.

What’s particularly notable is that the strongest premiums are found outside of the nation’s most expensive housing markets. In many northern regions, where overall house prices tend to be lower than in the south, the relative value of a great view becomes even more pronounced, highlighting again how much value today’s buyers place on an exceptional outlook.”
