More sellers looking to enter the property market

The latest research from eXp UK has revealed that an increasing number of home sellers are entering the UK market, as demonstrated by recent growth in online search interest for terms such as ‘estate agent’ and ‘best estate agent’.

Previous research from eXp UK recently found that sellers started reentering the market in the opening weeks of 2026 – demonstrated by increases in both new instruction volumes and the price of new listings. Now, eXp’s newest research provides further evidence of strengthening market conditions by revealing a big increase in online search interest for terms related to home selling.

The research shows that in the past year, Google search interest in the term ‘Estate Agent’ has increased by 12.3%*, suggesting an increase in the number of people looking to appoint an estate agent in the UK.

And there’s been an even greater increase in the number of people looking to find top quality agents, with search interest in the term ‘Best Estate Agent’ seeing an annual increase of 37.5%.

Awareness of the eXp brand name is also on the rise, with search interest in the term ‘eXp’ seeing an annual increase of 52.9%.

Head of eXp UK and Europe, Adam Day, commented:

“We are seeing a strong return of seller confidence as we move through the early stages of 2026. Increased market stability, more predictable pricing conditions, and renewed buyer intent are giving homeowners the reassurance they need to make their move.

The UK’s market is becoming increasingly busy, with heightened levels of engagement from sellers and buyers alike, many of whom had previously taken a wait-and-see approach. We are now seeing improving economic conditions, supported by steady if unremarkable growth, which is encouraging many people to act on previously delayed decisions and make their move before competition intensifies further.

It’s particularly encouraging to see such a sharp rise in searches for ‘best estate agent’, which tells us that sellers aren’t just entering the market; they’re being more selective about who they choose to represent them. The significant growth in searches for eXp demonstrates that more people are actively seeking out our model and our agents. We’re delighted to see growing recognition of the eXp brand as sellers look for a modern, proactive and results-driven approach to selling their homes.”
