Housing Insight Report: August 2026
August’s figures reveal a housing market where activity continues, but buyers are taking a more cautious approach, making realistic pricing and negotiation increasingly important. Meanwhile, growing tenant demand and limited rental supply continue to create challenges across the lettings market, highlighting the different pressures facing buyers, sellers, landlords and renters.
Nathan Emerson, CEO of Propertymark, comments:
“August’s figures show a housing market that is functioning, but where momentum remains uneven. The key issue for the industry is not a lack of activity, but the gap between what buyers are prepared to pay and what sellers are willing to accept. With more properties requiring negotiation, realistic pricing and strong local market knowledge are becoming increasingly important for agents managing expectations on both sides.
“Transaction timescales also remain a concern. A sale being agreed is only one milestone, and prolonged periods before exchange can create uncertainty for buyers and sellers and leave chains vulnerable to disruption. There is a clear need for greater efficiency across the wider conveyancing process if we are to turn market activity into completed transactions more consistently.
“Meanwhile, the rental market continues to demonstrate how acute the supply challenge remains. Tenant demand is still placing considerable pressure on the homes available, while landlords are making increasingly careful decisions about whether and how they participate in the market. With the regulatory environment continuing to evolve, maintaining a healthy supply of good-quality rental homes must remain a priority.
“For agents, this is a market where quality of advice matters more than ever. Understanding local conditions, setting realistic expectations and helping clients navigate a more complex transaction process will be central to supporting a stable housing market through the months ahead.”
