How to Generate more Estate Agency Property Leads

There is said to be over 50,000 estate / letting / auction agents across the UK, a figure that has remained relatively steady over the last few years. With over 7,000 in London alone, the industry of selling and renting property is undoubtedly well serviced with no shortage of options for consumers to chose from. The industry generates revenue of over £13 billion annually.

It has never been easier to set up as an estate agent with varying options to do so. Today countless opportunities are available to become an estate / letting agent with many agencies looking to increase their territory by offering full training and support packages to new candidates.

You obviously need to master many aspects of your business in order to be successful, though it is seen as mastering your database which is the all important element within estate and letting agency.

How to create yourself a database for free or with limited costs that will enable you to generate leads – It might be a lot easier than you think. Though many, many lead generation service providers can be chosen at set monthly fees to grow your leads, you can instead chose to do this yourself with your only expense being your time.

Here are some easy to follow and implement actions that can help build your database and leads using online methods:

Build an online / Social Media Presence: Set your agency accounts / pages across social media channels making sure you try your best to capture your agency name as your username (as best as you can) and consistency in the naming of your accounts. Try to spread yourself across most social media channels initially and focus in on those which work best for you over time – Do consider using Facebook / X / Instagram / YouTube / LinkedIn / TikTok as a minimum for these channels are highly populated with your target audiences.

Think about not only your agency having a presence on social media, but adopt an outside of the box approach too. Out of the box ideas include creating a community group on Facebook themed on your local region (Example: Haverhill Buy Sell Swap with 20,000+ local members), start a group based on Interior Design tips for home sellers (Example: Interior Designers on Facebook with 5,000 members) and show your industry expertise by creating and leading industry themed groups (Example: Estate Agency on LinkedIn with 25,000+ members)

Connect with Family, Friends and Past Contacts: Once you have an online presence (to include website), invite your family, friends and any of your other personal contacts to these accounts / groups. Via social media, such as Facebook and LinkedIn, you can invite people to your account and groups and this you should look to do weekly as you build your own personal following. Speaking of personal following, you should also have your own profile on social media and here at least look to have a LinkedIn account which clearly identifies you in the role of estate / letting agency and the name of the brand you are working under.

Network online and in person locally: Networking takes place both online and in person these days, some people never have to leave their office in order to attend meaningful and productive networking events. Long gone are the days that business networking means sitting round a table for an early morning breakfast as accountants, web designers, your local Utility Warehouse representative etc, etc… pitch to you. Today you can chose from property themed in person networking events and many online networking opportunities to include those of Zoom format. You can also network via social media by joining relevant groups themed on property or your local community.

By involving yourself in networking via social media, the groups you join are likely to be full of your target audience so as you involve yourself in conversations / debates / discussions, you are simply expanding the awareness of you and what you do. You’ll be surprised at how many times a local community group on Facebook will discuss property and members will ask for advice from who’s the best local plumber to asking for advice on landlord / tenant issues.

Content: On top of keeping on top of your social media presence, you should also consider sharing your expertise online via the likes of article writing and videos. Not only can such content be shared on your own accounts and groups, but you can look to reach other networks by joining large relevant groups or following large accounts (and tagging in) and distributing educational content to build your influence.

Think about topics relevant to property interested people local to you. Maybe you can discuss the housing situation locally or chose to highlight the history of your local town, maybe you might have time to record some videos highlighting all the better areas locally. Maybe you want to release weekly property updates or you want to advise regarding home staging and you team up with a local home stager to deliver hot tips to increase your chances of selling.
