250 Estate and Letting Agents helping and guiding you get more vendors and landlords to use your agency

My thought of the day  – All of you in this group are agents .. .. That is WHAT you do. .. But WHY do you do it?  Why are you an Estate or Letting agent?
I especially ask this question of all the agents who own and run their own agencies. If it’s just to earn money and have a better life style because you are your own boss – good for you. But ask yourself – are you just employee still? You have traded in your old boss (when you were an employee) to a new boss – your agency? Are you an employee of your agency .. are you beholden to it? Has your agency  become your new boss? You still have to get up every morning and you still take orders from a prat .. its just that pain in the ar$e has changed from your old boss to a new pain .. your agency.
 
Is the agency running you – not the other way round?
 
Are you working your backside off just to ensure you get enough money in to pay the wages on wage day?
 
It’s all about finding out WHY we we what we do .. Why are you an estate agent or letting agent. Where people respect us and not be the butt of of snide remarks, you see …
 

I have a vision .. A vision of making our estate and lettings agency profession seen just as that ..a profession… looked up to and admired

Not gloried car salesmen and ladies .. But professionals up in the same light as architects, accountants and solicitors. You may scoff  .. but if you do .. that’s your choice .. but if you believe what I believe .. read on my friend.
 
You can change yourself from being an also-ran agent in your town to a trusted and admired advisor.. some use phrases like ‘property guru’ or ‘property expert’ .. You have the power .. You have the weaponary … You have the support of myself and the other 250+ agents in our network
 
.. your mission, with my help and the help of your 250 fellow estate and letting  agents is to change the way people think of estate and letting agents. Make this profession it once was. Its journey that will take months and months .. years and years… and its bloody hard work … this farming lark. I still think half of you reading this don’t give it even half the effort required to make it work. .. its time to stand up and be counted… this isn’t a new type of marketing that you try.. it will only work if you have the guts to jump in with both feet and say what the hell… but return it will give you something money cant buy.

Freedom

Freedom from the shackles of giving the impression of running your own agency yet, in your mind, you know the agency runs you.
 
Join us from being a dull-dull ‘employee’ of your agency (even though you own it) to standard bearer for the profession. To raising the standard of our profession, one town at a time, by becoming the local property expert, the property guru. It will be like removing the heavy weight that drags you down – it will give you .. freedom .. true freedom. I warn though – It will be hard work and require lots of time, patience, persistence …
 

.. because what is the alternative?

The alternative to freedom, the path of merely doing what we are told and continually seeking steadiness/stability, some say is a better way to spend our lives. At least you know where you stand.
 
Why should you believe me when I say these things work? You have been promised things – and nine times out of ten – people have failed to come through with those promises. You have looked up to your bosses, teachers, politicians and famous people for guidance – for stability- for steadiness .. to uphold their promises that everything will OK– they have promised you the world .. but more often than not – they have let you down
 
Promises are broken, again and again, and we have learned not to believe them.
 
We suffer because we expect something to happen, and it doesn’t.
 
Sorry… but that’s life. Start to take personal responsibility ..
 
You see … Life is like a spin of the wheel of a roulette table
 
Red, you suffer; Black, you endure a journey filled with unforeseeable and uncertain outcomes. At least one route—the one in which you clasp freedom even when it doesn’t always pay off in the short run— offers you the lusciousness of being alive, of facing the unexperienced, and most of all, of giving the world something it cares about.
 
so finally, I promise you this…. if you want to change your self, if you want to turn your job into a mission, a passion, change from being a slave to the wage bill and become the agent you wanted to be when you started, if you want to capture those hopes and dreams you had all those years ago … I will help you, your fellow farmers will help you .. but you have to help yourself first.
 
.. are you ready?
I don’t blame you for being sceptical .. I would be .. in fact only yesterday, I rang an agent up to say hello after they asked me to join them on Linkedin.  They had moved on and hadn’t changed their Linkedin profile .. but I got talking to this nice chap. He was the Lettings Manager. He asked why i was ringing, and I introduced myself and told him what I did.
Mate, I used to work for Sequence, I know all the ways to get landlords
Oh, so you will know landlord farming?‘, I replied. Silence, so not to embarrass  the guy, I said, ‘Did you want to know what that is?
Yeah, go on then?’ in a sceptical manner
Well instead of talking about how wonderful your firm is, how many properties you have let, instead of taking about yourself, your firm or services, which is the way Countrywide, Sequence, Your Move, in fact 99% of agents market themselves, we talk about stuff that really turns on landlords (and vendors).’
Go on‘, he said with a slight uplift in his tone.
Well, I bet you have picked up loads of business over the years because you met a landlord  whilst they had tenants in the property. You knew it was futile to try and get them to swap half way through tenancy (because landlords don’t swap half way through tenancy) .. but you did a great job keeping in contact with that landlord .. so built a relationship together .. so that landlord decided the next time the tenant handed in their notice .. the would use you?
Yeah, mate ..loads‘, he came back, his tone up a little higher.
So, if you had a steady stream of landlords wanting to come and talk to you, pick your brains, could you build a relationship with them so they loved you more and wanted to use you?
Of course!’
So anyway , I described a system we call landlord farming . where you write articles about the local property market – what is happening to house prices, rents, yields.how one estate compare to another estate. Not s8 vs s21 notices, nothing to do with landlord and tenant law. Nothing to do with how to sell or let a property .. just talking about the money side of the game .. house prices, rents and yields.
I don’t think Sequence do that that do they?‘, I said.
Err .. no‘, was his reply,’ .. but it does sound interesting!

I teach, guide, support, mentor, consult, counsel, partner many hundreds of UK Estate and Letting Agents in their quest to grow their estate and lettings agencies business. Old school techniques of touting, landlords wanted leaflets, ring us for a free valuation, we have sold this in your street leaflets don't work anymore. There are too many competitor agents .. meaning cheap fees are epidemic, overvaluing is almost a norm to get the stock and don’t even mention about the online/hybrid threat. Only one thing but they were doing it so well .. and reaping the reward in terms of decent listings and decent fees, happy staff, decent sales pipeline and exchange income, managed lettings portfolios in the many hundreds .. but more importantly, they really enjoyed the job… they enjoyed getting up in the morning and people looked up to them Over 400 agents around the UK are on a mission to change the way our Estate and Lettings agency profession is perceived and looked upon, doing it town by town, city by city. I guide these 400 agents, teach them, mentor them and support them to be seen in a different light, to be seen as the ‘go to person for property’, actually be the ‘local property expert’ and prove it.
