July’s HMRC Property Transactions Report

Headline statistics

Headline statistics from the latest transactions data include:

  • the provisional seasonally adjusted estimate of the number of UK residential transactions in July 2026 is 96,710, 1% lower than July 2025 and 2% lower than June 2026
  • the provisional non-seasonally adjusted estimate of the number of UK residential transactions in July 2026 is 106,620, 5% higher than July 2025 and 3% higher than June 2026
  • the provisional seasonally adjusted estimate of the number of UK non-residential transactions in July 2026 is 10,350, 2% lower than July 2025 and marginally higher (less than 1%) than June 2026
  • the provisional non-seasonally adjusted estimate of the number of UK non-residential transactions in July 2026 is 11,000, 1% higher than July 2025 and 3% higher than June 2026

Executive Summary

Figures for seasonally adjusted residential transactions in July 2026 are 2% lower relative to June 2026, decreasing from 98,390 to 96,710. Seasonally adjusted transaction figures are 1% lower than in July 2025.

Non-seasonally adjusted residential transactions increased by 3% in July 2026 relative to June 2026.

Seasonally adjusted non-residential transactions remained broadly stable, with figures for July 2026 marginally higher (less than 1%) relative to June 2026 and 2% lower than in July 2025.

Non-seasonally adjusted non-residential transactions are 3% higher relative to June 2026, and marginally higher than in the same month last year.

These statistics represent completions which are on average two to four months after an initial offer is made on a property. They do not necessarily represent the current strength of the property market.

“The latest figures suggest that the residential market is continuing to move in a positive direction, with more buyers and sellers progressing transactions. While this is encouraging, affordability remains a key consideration for households and could continue to influence the pace of activity.

“With transaction levels showing signs of resilience, maintaining consumer confidence and ensuring the home-moving process is as efficient and affordable as possible will be crucial to supporting the market in the months ahead.”
