Tips For Preparing Your Home For a Quick Sale

Putting your home up for sale can be an extremely stressful process, especially if you are planning a quick sale. You might want to move out of your current home as soon as possible, but finding potential buyers to pay top dollar for your home in a short space of time can prove challenging.

It is crucial that you prepare your house before putting it on the market. A lot of estate agents will talk about staging your home before inviting potential buyers inside. Staging will help showcase the best assets in your home to impress investors.

Hire a Reputable Realator

A lot of sellers think about selling their home themselves instead of hiring a realtor. Of course, if the estate agent successfully sells your home, you will be forced to pay them a fee. Some feel it’s best to take the middleman out of the sale, so they can make more money from their property, but having an experienced agent fighting your corner will often help speed up the process

Not only will a reputable agent understand all the paperwork needed to sell your home, but they will also be able to advise you on what is needed for a quick sale. They normally have a list of potential clients who might be interested in purchasing your property. Most estate agents have an official website where they can advertise your property, plus, they will add it to other property online marketplaces. They will take photographs of your home along with other details and post this information to the internet so potential investors around the globe can visit these sites and see that your property is up for sale. Most agencies have a shopfront where they display the different properties they are currently selling.

An agency in your local area might be aware of what potential buyers are looking for. For example, if several young families are looking to buy in your area, they might advise you to convert a spare room into a nursery.

Hire Professional Cleaners

Although it might be tempting to clean your home yourself, it might be worthwhile hiring a professional cleaning company to take on the task. Selling your home can be a daunting experience, and having to clean your home properly can add to the stress. Professional cleaners will have the equipment and the experience to make your home look fresh and clean. However, don’t assume they will provide every cleaning service.

Consider asking them what services they provide before hiring them. For example, you might need a cleaning company that specializes in cleaning carpets if you notice your current carpets have been stained. Stained carpets can leave a terrible impression, but replacing them can cost you a pretty penny. You’d be surprised what experienced cleaners can do. Most of them have access to an array of cleaning equipment so they can tackle stubborn stains. Just because you have hired a cleaner, don’t assume they will be able to clean your entire home. This is why you should organize a meeting with several companies before agreeing with them to take on the job.

You should think about asking the realtor for advice on cleaning services in your area. They might be able to recommend a service that their clients have used in the past. Keep in mind that your realtor is on your side, so don’t hesitate to ask them for help. At the end of the day, it’s in their best interest to sell your home for as much money as possible.

Renovate Your Kitchen

Okay, if you are hoping for a quick sale time might not be on your side, so renovating your entire kitchen might not be an option. However, a kitchen is one of the areas in your home that can make a lasting impression. If you can afford to renovate your kitchen, and builders are able to make the changes in a short space of time, it might prove to be a superb investment. If not, consider updating the current decor of the kitchen by adding a fresh coat of paint or replacing damaged tiles. Although a kitchen overhaul can cost you a fortune, it is money that you are more than likely to recoup when you sell your property. However, small updates can make a big difference too. Painting your current kitchen cabinets instead of replacing them can help.

Outdated kitchen appliances, even if they are still working, should be replaced. This doesn’t mean that you should invest in high-end kitchen equipment, but new and clean toasters, kettles, etc. might help attract buyers. If you decide to keep your old appliances, make sure that they are cleaned thoroughly.

You should aim to make your kitchen look and smell fresh. You might want to invest in new lighting to make the room feel more spacious. Most buyers will want to envision themselves in the kitchen, so you will want plenty of space around the kitchen counter and in the cupboards. By decluttering your kitchen, you can show the amount of space available in the room.

Prepare Your Bathroom

Just like your kitchen, bathrooms in your home will make a big impression. It’s of vital importance that your bathrooms look good when you are selling your home. Potential buyers are often in the market for a house with multiple bathrooms, so it is important that they appear spotless. The last thing you will want is for the potential investor to notice mildew or scum in your bathroom, so you will want to give the area a thorough clean before inviting them into your home. These simple tips can help make your bathrooms look good:

  • Hire a plumber: If your current sink has any problems, like a slow drip, you must get it fixed. Small issues like a slow drip can leave a bad impression on your property. A lot of folks will assume that you haven’t bothered to maintain your home and that there might be other problems around your home that need to be fixed. Also, test the water pressure of the sinks, the toilet, and the shower. Don’t be surprised if investors turn on your shower to examine the water pressure.
  • Don’t leave toiletries lying around: Hide your toothbrushes, hair products, aftershave, and any other items taking up space in your bathroom. Expect potential buyers to open up every cabinet in your home, so don’t forget to remove all the items stored in your medicine cabinet and other the sink. However, keep fresh towels, plenty of toilet paper, and soap in your bathroom. Make sure the area is well organized, and remember that visitors might need to use your toilet while examining your home, so it is vital that it smells good.
  • Add light: Even if you have the cleanest bathroom in your neighborhood, if the lightning is not right it could make it appear grimy. You might want to install natural light bulbs or even add extra lights to help brighten up the area.

Although you want your bathroom to smell good, you don’t want to overdo it with air fresheners. Too many strong air fresheners can put the potential buyer off. Instead, place a nice vase with lots of fresh flowers to help create a fresh environment
