Your estate agent will advise you to make sure before you even put your home on the market that it is prepared to make the right first impression. However, there is no need to panic, as there are plenty of simple things you can do to ensure this happens.

Fresh Coat of Paint

Giving your walls a fresh lick of paint can make a massive difference when it comes to selling your home. Even though your personal taste might be bright colours, potential buyers might not be as keen, keeping in neutral will make your home seem lighter, brighter and bigger.

Having neutral walls also gives viewers more opportunity to imagine how they would adapt the rooms to their needs and allows them to move in and use the rooms immediately.

Tidy Up

This might seem like an obvious one, but tidying up and decluttering your home before you put it on the market is really important. Removing any rubbish or unwanted items will make your rooms appear much bigger and shows buyers the space they will be working with. It can be difficult, but being ruthless and getting rid of things that you don’t want or need will benefit you a lot in the long run.

Have a quick clean too, make sure the surfaces are clear and all bins have been emptied.

Pets

This is a tricky one, even though they are part of your family, you don’t know if your visitors are allergic, or maybe they are not fond of animals. Consider asking a friend to look after your pets whilst you have your viewings.

Sort The Garden

It isn’t just your home that you need to focus on, you also need to make sure both your front and back gardens get some attention before the viewings. Especially if you have a nice outdoor space you need to make sure you are showing it off to its full potential. A garden can be very important to many people, so it could be a fantastic selling point and worth your investment.

Showing The Property

If it is going to be you that is showing potential buyers around the house then you need to make sure you are going to be available when they want to come round. However, if you have an estate agent then let them be the one to show people round. It’s their job to know what to say, what to highlight and what to downplay. They can also be handy when it comes to answering the tricky questions!

If you do all of these things, you are guaranteed to make a huge difference in how potential buyers see your home. You never know, the changes you make could also add something to the overall value of your home.
