Beachfront homes command £1.4m as Britain’s love affair with the seaside endures
The latest research from LandSale, the property portal dedicated to land and rural property, has found that beachfront homes continue to command a substantial premium across Great Britain, with the typical property carrying a £1.395m asking price, more than five times the average British house price.
LandSale analysed its own internal market data for beachfront properties currently listed across Great Britain, looking at asking prices, average property size and time spent on the market, to see how much more we’re willing to spend for a home beside the sea.
Beachfront property commands a 410% premium
Despite the wider pressures that have faced Britain’s coastal property markets following the substantial price growth seen during and immediately after the pandemic, beachfront homes continue to sit firmly at the premium end of the market.
The current average house price across Great Britain stands at £273,594, while the typical beachfront property currently commands an asking price of £1.395m.
This means buyers looking to secure a home directly by the beach face a price tag more than five times the national average, equivalent to a premium of approximately 410%.
Beachfront properties also offer considerable space, sitting on 18.29 acres on average, demonstrating that buyers at this end of the market are often purchasing far more than simply a home with a sea view.
Britain’s love affair with the seaside remains strong
As an island nation, Britain has long had a love affair with the seaside and beachfront property has traditionally represented one of the most desirable lifestyle purchases available.
LandSale’s analysis suggests this appeal remains strong even when compared with other sought-after forms of waterside living.
The typical lakefront property currently carries an asking price of £962,500. While this still represents a substantial premium compared with the wider British housing market, beachfront homes command a price 44.9% higher.
Beachfront properties also offer considerably more land, averaging 18.29 acres compared with 7.68 acres for lakefront homes.

It’s also interesting to see that beachfront property continues to command a considerable premium even when compared with lakefront homes, themselves a highly desirable form of waterside living.
Of course, beachfront properties are incredibly varied and location, acreage and the property itself will all have an enormous influence on value. But at a time when Britain’s coastal housing markets have faced a degree of readjustment, the premium being commanded by genuine beachfront opportunities demonstrates that our love affair with living beside the sea remains very much intact.”
