Home gym can add more than £24,500 to the value of a new-build home

The latest research from UK Property Development has revealed which sought-after features can add the most value to a new-build home, with dedicated wellness spaces and premium interior finishes commanding the largest price boosts.

The research analysed the estimated potential uplift in value associated with some of today’s most desirable new-build features, applying each uplift to the current average UK new-build house price of £361,730 to calculate the additional value each feature could contribute.

A dedicated home gym or workout room ranks as the most valuable feature, increasing a property’s estimated value by 6.8%. Based on the average UK new-build home price, this equates to an additional £24,598.

A garden room designed for yoga, pilates, or wellbeing places second, with an estimated value increase of 6.3%, or £22,789. As buyers continue to place greater emphasis on lifestyle and flexible living, purpose-built wellness spaces have become an increasingly desirable addition.

High ceilings also deliver a significant premium, boosting value by 6.0%, equivalent to £21,704, while underfloor heating can add an estimated 5.0% or £18,087.

A dressing room or walk-in wardrobe can increase value by 4.2% (£15,193), narrowly ahead of solar panels, which are estimated to add 4% (£14,469) as energy efficiency continues to influence purchasing decisions.

Elsewhere, practical modern conveniences also provide measurable value. An EV charger can add an estimated 1.6% (£5,788), while high-speed internet connectivity contributes 1.5% (£5,426), often considered an important feature for hybrid workers. An outdoor BBQ island or fire pit area is estimated to increase value by 1.2% (£4,341), while enhanced sound-proofing can add around 1%, or £3,617.

“Today’s new-build buyer is looking for far more than simply a modern property. Lifestyle, flexibility, unique features, and long-term running costs are playing an increasingly important role in purchasing decisions, and the features that deliver are often the ones that add the greatest value.

Dedicated wellness spaces such as home gyms and garden studios reflect changing living habits, while premium finishes like underfloor heating and high ceilings help create a sense of quality that buyers are willing to pay for.

At the same time, practical additions such as solar panels, EV charging, and high speed broadband are becoming less of a luxury and more of an expectation. As technology evolves and energy efficiency remains firmly in focus, developers who incorporate these features from the outset are likely to create homes that not only appeal to today’s buyers, but also hold their value well into the future.”
